A model blueprint for Ecoliving!

Can we change the character of our cities and the direction in which they are going today. Can we reduce crime rates, manage garbage and be sensitive to each other as human beings and to the environment. We see all around us in cities today, efforts to revive community life, provide luxurious amenities and conveniences to the users, undertaken by builders and real estate developers. At GoodEarth, the dream has been to influence the direction of urban development and bring about positive change in the way people live in our cities.

GoodEarth Malhar is an eco-village located at Kengeri, Bangalore. The project has been developed in phases and will have a total of 500 homes once finished. It is being built in smaller communities of 60- 90 homes. There are already two communities that are completed and about 60 families have made Malhar their home. The campus is built being sensitive towards the environment. Materials & techniques which make the spaces more comfortable and impact the environment less have been used. Natural resources are conserved and the design works to reduce energy consumption. Rainwater is harvested and ground water recharged. The Sewage is recycled and the water used for flushing and gardening. As the communities take shape, it motivates us to see resident initiatives towards cultural activities and garbage management, sports activities like cricket clubs arising spontaneously and not promoted by the builder but by the community.

The eco-village sets up a platform of open spaces & parks which prompt different activities whether it is a home baker setting up a stall with baked goods once a week or community gatherings with cooking sessions. Interactive spaces, an edible and indigenous landscape which prompts grandmothers to reminisce about the foliage in their growing up years. Rather than creating communities with “amenities” provided, we hope to inspire the community to come together to be more participative and involved in their surroundings, not just within the walls of the community, but outside too.

Apart, from the open spaces, a community club in each of the development becomes a venue for celebrating festivals, for meditative yoga sessions, for dance classes. A Sports club, which will feature spaces for swimming, basketball, billiards, Table tennis, football is also being planned. The Club promotes the sportive spirit with the community rather than being focused on competitive sport. It would be a place to encourage fitness and a community spirit which discourages a “mall” culture and encourages people to be outdoors and engage with each other. With Good Earth Malhar, we hope to set a benchmark for the quality of life in the city.

Already there has been considerable protest against the inclusion of under construction projects in the Real Estate Bill and very recently a news of projects, even 5 years old being included under this bill is doing the rounds. Now the developers are very disappointed with the news of amendments being made to the bill and a new provision being added to it. Adding impetus to the general thought process, Deepak Kapoor, President CREDAI-Western U.P. & Director, Gulshan Homz says, “It is not appropriate to include ongoing and previous projects in this bill. Government should understand that the if the project is almost complete and possession has already been offered to a majority of residents, taking the project back on the drawing boards to the regulator and having it registered post the submission of all documents will only delay the proceedings and this will ultimately bear a direct impact on the delivery timeframe of the projects.”

In the current session, the government has worked significantly with all readiness to bring forward this bill and it’s result was the bill being passed from both the houses of the parliament. “The real estate bill was welcomed by all, be it a developer or any person who is remotely associated with the real estate sector but the bill which was brought forward post multiple amendments did have some aspects to it which would make the work of developers more difficult. Now that completed projects would also be included in the bill, it will definitely come forward in the form of delay in the possession of completed projects”, says Vikas Bhasin, MD, Saya Group.

Practically speaking, including ongoing projects and the ones in the timeframe of 5 years from the enactment of the bill would further slow down the rate of work in the sector. Rupesh Gupta, Director, JM Housing says, “The pressure from appointing a regulator within a year to the extent of every state creating it’s own version of the bill is enough to prove that this bill will definitely improve the current scenario in the sector. But, the government should not have overlooked the developers and tried having a look at things from their point of view. Before implementing this amendment in the bill, the government should have incorporated single window clearance and simultaneously fixed timeframes for approvals.” If 50% of any project has been sold out then it will neither be entirely correct to apply it on the remaining 50% of the project nor will it be feasible to apply it on the entire project. “Even after making the bill very balanced, there are still certain provisions which need to be worked upon by the government very minutely. Involvement of  authorities and timeframes for approvals are areas which need to be addressed at the earliest”, concludes Ankit Aggarwal, CMD, Devika Group.

Mr Sameer Belvalkar

These meets were conducted in 26 states and 58 cities across the country.  During the event, FIL appreciated the contribution of senior plumbers for their effort and dedication towards maintaining health and sanitation in the country. On the same occasion, Finolex Industries Limited also kick-starts its collaboration with Kushal CREDAI Pune Metro which is already into Training unskilled/semi-skilled Plumbers. The  first leg of this ambitiouspartnership on Skill Development program shall cover 500 Plumbers. The training program which has been developed in collaboration with KUSHAL [KUSHAL is a  partnership project between Confederation of Real Estate Developers Association of India (CREDAI) Pune Metro and National Skill Development Corporation (NSDC)] is a step forward on the initiative that was flagged off in July 2015 on the occasion of World Youth Skills Day.

FIL in Collaboration with Kushal CREDAI Pune Metro also launched a Plumbing Trade Film Video which shall  be integral part of the training program. The 20 minute video training module will teach construction workers and unskilled plumbers the basic do’s and don’ts of plumbing ; provide information on plumbing essentials like safety guidelines, sewerage systems, drainage Systems, septic pipes and the know-how of this industry. A textbook (handbook for plumbers and trainers) was also released during this event.

The first leg of the training program will include 500 plumbers who will be taught the basics of plumbing and the practical experience they can garner on construction sites. The training provided by Kushal CREDAI Pune Metroshall be a healthy mix of 80% On Job Training and 20% Classroom Training. The Finolex Industries –Kushal Skill development program aims to train almost 100,000 plumbers in the next five to seven years.

Speaking on this occasion, Mr. Prakash Chhabria, Executive Chairman of Finolex Industries Ltd. commented, “I am very happy to be standing here as we in partnership with Kushal CREDAI Pune Metro start our first batch today and release the training material. We need people who believe in working hard and adding value in whatever they do.”

He was further quipped saying, “We will be rolling out this training to every region in the country in the coming years with Kushal-CREDAI Pune Metro’s association.

The event which happened in Jawaharlal Nehru auditorium in Pune was well attended by prominent guests like Mr Mahesh Zagade CEO Pune Metropolitan Regional Development Authority, Mr. Satish Magar MD Magarpatta Township Development and Construction Company Limited and President MCCIA, Mr. J.P. Shroff Chairman Kushal among others.

Mr. Mahesh Zagade applauded the work of plumbers and said that they would be in great demand in future due to rapid urbanization across the globe. Mr. Satish Magar commented it is a great chemistry between Finolex Industries Limited and Kushal due to the fact that plumbing is of vital importance for the construction industry because the building maintenance depends a lot on leakages and thus plumbers play a very important role in this industry.

The move from Finolex Industries Ltd. assumes great significance as there is a huge shortage of skilled plumbers in India. As per industry estimates, about 90 % of the plumbing industry in India lacks professional training thus putting the Indian construction at a major crisis of quality workforce. Also on this occasion, Finolex announced its forthcoming initiative in increasing the product portfolio by adding Rainwater harvesting and SWR Pipes and Fittings with integrated rings.
